Full fibre avoids this entirely, because the fibre runs the whole way to the premises.

Avoiding the “Long-Loop” Copper Trap

If you are buying a detached rural property — perhaps a converted barn or a cottage on a farm track — postcode data can be misleading. A postcode might show high superfast availability overall, but if your house is the one at the very end of the line, you could be among the minority that gets nothing like the headline speed.

The “Exchange Only” (EO) Line Problem

Due Diligence: Your Rural Broadband Checklist

  1. Run an address-level check: don’t trust the outcode average. Use the Ofcom broadband checker for the specific house.
  2. Verify the technology: is it “fibre to the premises” (FTTP) or “fibre to the cabinet” (FTTC)? If it’s FTTC, look at the estimated speed range — if the low end is under 30 Mbit/s, be cautious.
  3. Ask for speed-test proof: ask the seller to run a speed test during your second viewing and send you the screenshot.
  4. Check a mobile backup: use a mobile-network coverage map to see whether you can get a workable 4G/5G signal (for example from EE or Vodafone) as a failover.
