Buying in Banstead: the data-sheet
Sold prices, schools, crime, broadband, council tax and flood risk for Banstead (SM7), Reigate and Banstead — what the data says at the viewing stage.
Banstead sits on the chalk of the North Downs in the Reigate and Banstead borough, on the Surrey side of the Greater London boundary with Sutton. The SM7 outcode covers the village, Nork, Woodmansterne and Burgh Heath — 460 postcodes in the Ofcom coverage dataset. Banstead rail station is 1.3 km from the centre of the built-up area, with Belmont 2.2 km, Chipstead 2.5 km and Epsom Downs 2.9 km; there are 68 recorded bus stops within 2 km1 and two GP surgeries.2
This data-sheet works through the six dimensions a buyer should check at the viewing stage. Every figure carries its source and the date the data was current. Banstead’s distinguishing numbers are its broadband coverage, which is the best in this series, and its flood exposure, which is nil.

Schools
Six schools sit within 2 km of the centre of Banstead, three of them currently rated Good or Outstanding.5 The state provision inside SM7 is primary-heavy and consistently Good: Banstead Community Junior School (Good, inspected June 2023), Woodmansterne Primary (Good, November 2016), St Anne’s Catholic Primary (Good, June 2014), Warren Mead Infant (Good, March 2011) and Warren Mead Junior (Good, November 2009). The secondary, The Beacon School, was rated Requires improvement at its May 2023 inspection. Banstead Preparatory School is the independent option in the outcode.
What to check. Two things stand out. The secondary grade is the weakest in the outcode and one of the most recent, so for a family buying on a secondary catchment the current position at The Beacon School — and the alternatives across the Sutton boundary, where a different admissions authority applies — is the question to resolve while you’re still viewing, not after you commit. And the Warren Mead grades date from 2009 and 2011; a Good of that age predates two framework changes and tells you very little about the school today. Crime
Reigate and Banstead recorded 9,511 offences against a resident population of 159,413 in the year to March 2026 — 59.7 per 1,000 residents, against an England figure of 80.3 per 1,000 computed across all 296 local authority areas in the same dataset.6 That is 25.7% below the England rate.
This is a district figure, and Banstead sits at the opposite end of the district from Redhill’s town centre, which carries most of the recorded volume. A borough average that spans Redhill, Horley, Gatwick’s northern fringe and the Downs villages is not a description of a Banstead residential street. The one local factor worth weighing is the London boundary: Banstead’s northern edge adjoins Sutton, and cross-boundary vehicle crime and burglary patterns do not respect district lines. These are download-speed tiers, not technologies, and they nest: every premise counted at 300 Mbit/s is also counted at 100 and at 30.
This is the strongest broadband picture of the six towns in this series on every tier. 99.0% of SM7 premises can reach 30 Mbit/s or faster, 90.6% can reach 100 Mbit/s or faster, and only 0.7% cannot reach 30 Mbit/s at all — against 7.5% in Cranleigh. Banstead’s density and its proximity to the London network build are the reason.
That is a genuine advantage for a home-working household, and it is one of the few dimensions here where the area average is a reasonably safe guide. It is still worth running the exact house number through Ofcom’s own checker, because the remaining 9% of premises that cannot reach 100 Mbit/s are not randomly distributed.
Council tax
Banstead is billed by Reigate and Banstead Borough Council. The 2026–27 charges, including the Surrey County Council and police precepts, are:4

SM7 straddles the Greater London boundary, spanning Reigate and Banstead and the London Borough of Sutton.9 An SM7 address is not automatically a Surrey address for billing purposes, and the charge, the collection authority and the schools admissions authority all differ across that line. Confirm which side the property sits on before you budget or plan schooling. Banstead’s £640,000 median sits 25% above the Surrey county median of £510,000 over the same twelve months.3 The stock is unusually balanced for a market at this level: semi-detached and detached houses are equally represented at 72 registered sales each, with 48 flats providing an entry point at a £325,000 median.
The spread between types is the number to hold on to. A detached house at £900,000 and a flat at £325,000 are both “Banstead”, and the £640,000 all-types median describes neither. When an asking price is justified by reference to the area average, the useful question is what the same property type sold for on the same street.
Flood risk
Banstead has the cleanest flood picture of any town in this series, and it is a genuine positive rather than an absence of data. Of the land within 2 km of the centre of the built-up area, 0.0% falls in Environment Agency Flood Zone 3 and 0.0% in Flood Zone 2.7 The Environment Agency holds no historical flood outlines intersecting that area at all.7 The reason is topography: Banstead sits on high chalk with no significant watercourse, which is exactly the geography that puts land in Flood Zone 1.
Surface water is a smaller but non-zero question. 0.4% of the land within that radius sits in the Environment Agency’s high or medium surface-water likelihood bands.10 On chalk with sloping streets, the surface-water failure mode is localised ponding at the bottom of a dip rather than a general inundation — which means it is plot-specific and does not show up in an area average. A Zone 1 area classification is not the same as a clean answer for a specific address. It narrows the question considerably, but the surface-water band and the property’s own position on the slope still need checking.
At the viewing stage
- Is this address in Reigate and Banstead or in the London Borough of Sutton — for council tax, and for school admissions?
- What is the surface-water likelihood band and modelled depth on this plot, given that river risk is not the issue here?
- What does the most recent inspection say about the secondary school serving this address?
- Can this address get 100 Mbit/s or faster, or is it one of the 9% of SM7 premises that cannot?
- What is the EPC band and what would improving it cost on a property of this age and size?
- What have comparable properties of the same type sold for on this street, against the £640,000 all-types median?
