Epsom sits below the highest-priced Surrey towns (Cobham, Esher, and parts of Elmbridge) but above east Surrey towns such as Redhill and Horley. The KT18 median blends a wide range of property types — a one-bedroom flat in the town centre will transact well below the outcode median; a four-bedroom detached in the Woodcote Estate area will be above it.
The town benefits from Surrey Hills proximity, good train services, and the premium attached to the Epsom and Ewell borough. The Tattenham Corner area, adjacent to the racecourse, is a distinct micro-market within the outcode.
Flood Risk

The town-wide share does not tell you whether a specific property sits within the flood zone. The EA’s flood map for planning shows flood zones at property level. Properties close to the Hogsmill river — which runs north of the town towards Kingston — carry different flood exposure than properties away from it.
Surface water flood risk (from rainfall overwhelming drainage) is a separate data layer from river flooding and can affect properties outside the river flood zone.

- Which schools are in catchment for this specific address — and what is their current Ofsted status?
- What is the crime rate for this postcode, broken down by residential category?
- Does this property get full fibre or copper-last-mile broadband?
- What is the council tax band — and the total combined annual charge?
- What have comparable properties on this or adjacent streets sold for in the past 12 months?
- Is this specific property in an EA flood zone?
