HMLR Price Paid Data ranks Surrey postcodes by median sold price over the trailing 12 months. Here is how the county's property market breaks down at postcode level — and why the cheapest postcodes are where they are.
Surrey is one of England’s most expensive counties by average sold price, but the county median obscures wide variation. The difference between the most expensive and least expensive postcode in Surrey can exceed £500,000 on median transaction price. The lowest-priced postcodes in the county are not necessarily in the most poorly-regarded areas — they reflect property type mix, distance from transport links, and the structural difference between the county’s northern commuter belt and its southern rural and post-industrial pockets.
This post ranks the ten Surrey postcodes with the lowest median sold price over the trailing twelve months, draws on HM Land Registry Price Paid Data (HMLR PPD), and explains what drives the price gradient across the county.

How the ranking works
The ranking uses HMLR PPD residential sales transactions recorded in Surrey postcodes over the trailing 12 months, calculated as the median sold price per outcode — the first half of the postcode (e.g. RH1, GU21). Outcodes with fewer than three transactions in the window are excluded to avoid distortion from single-sale outliers. The ranking orders outcodes from lowest to highest median price.
Note on “cheapest” and what it means. Median sold price reflects the property type mix in a postcode. A postcode where 80% of transactions are one-bedroom flats will show a lower median than a postcode where 80% are four-bedroom detached houses, regardless of how desirable either area is. The ranking is a price-per-postcode measure, not a quality-of-area measure.

Where Surrey’s lower-priced postcodes tend to cluster
Redhill, Horley, and east Surrey
RH6 (Horley) and RH1 (Redhill) both sit in the lower half of the county ranking, well below the priciest Surrey outcodes — Cobham, Esher, and Surbiton in the KT postcodes, and Sutton’s SM2, all of which carry medians near or above £900,000. Redhill and Horley are commuter towns on the Brighton Main Line with good connections to London but less proximity to the M25 employment corridor that drives demand elsewhere in the county. The property stock includes a higher proportion of terraced and semi-detached housing from the 1950s–1980s, which keeps the median price lower relative to the detached stock that dominates the highest-priced postcodes.
Some Woking and Guildford outskirts
Parts of the GU21-GU24 outcode area show more variation than the Guildford town core. GU24, covering Chobham, West End, and Bisley, includes rural properties and some lower-value terraced stock. GU21 itself is the county’s lowest-median outcode: its broad mix of terraced, flat, and semi-detached stock pulls the median below the pricier parts of the Woking borough, such as GU22.
North Surrey boroughs adjacent to outer London
Parts of Spelthorne (TW15, TW17, TW18) — covering Ashford, Shepperton, and Staines — carry lower median prices than many Surrey postcodes despite being closer to central London by journey time than many areas further south in the county. The explanation is partly structural: the area carries a different property type mix from the southern Surrey suburbs.
Property type mix is the biggest driver of postcode medians
The single most important factor in why a postcode has a low median sold price is what type of property it contains. The HMLR PPD distinguishes four property types: detached (D), semi-detached (S), terraced (T), and flat/maisonette (F).
For context, the national medians by property type diverge substantially — in most English regions, detached houses sell for two to three times the median price of flats. A postcode where most sales are flats will appear “cheap” on a per-postcode median while actually pricing flats at a level consistent with the local market.
The ranking table above includes a property type mix column precisely because a low postcode median is not interpretable without knowing what types of property are driving it.
What a cheap postcode median doesn’t tell you
A low median sold price is a data point, not a recommendation. Several things that affect whether a postcode is a good buying decision do not show up in the price data:
Flood risk. Flood risk is not visible in the sold price record at all. Environment Agency flood data and surface water flood risk are worth checking independently, because two postcodes with similar medians can carry very different flood exposure.
Crime rates. Police.uk records crime at street level. A postcode that has a lower median sold price partly because of elevated crime figures is a different decision from one that is cheaper because of property type mix.
Schools. The nearest primary and secondary schools vary by postcode. A lower-priced postcode does not necessarily have weaker schools — but it is worth checking separately.
Broadband. Some rural Surrey postcodes carry lower prices partly because they have slower broadband. Ofcom postcode data shows this directly.
Transport. Surrey postcodes with weaker rail or road links to employment centres tend to carry lower prices. This is worth weighing against your own commute — the practical meaning depends on where you work.

Year-on-year price trends
Median sold price in a 12-month window is a snapshot. The more useful question for a buyer is whether the postcode is moving relative to surrounding areas — a postcode that has been consistently below the district average but is narrowing the gap year on year is a different buying position from one whose discount is stable or widening.

Surrey’s lowest-priced postcodes are accessible entry points into a county with good schools, relatively low crime in most areas, and strong rail links to London. But low median price alone is not the whole picture. The factors that explain why a postcode is cheaper — property type mix, distance from transport, flood risk, or broadband coverage — are the same factors that affect whether it is the right choice for a specific buyer.
