Schools
Walton-on-Thames sits in the Elmbridge borough for admissions. The KT12 postcodes themselves hold mainly primary schools; state secondary provision for the area is served by nearby Elmbridge schools such as Heathside School in Weybridge (KT13). Sixth-form provision is available across the wider Elmbridge area. Independent schools in the wider Elmbridge borough include Claremont Fan Court School (Esher, KT10) and several prep schools.
What to check. For any specific property, the question is which primary school serves the admissions area — set by Elmbridge’s admissions authority, not by geographic proximity. Catchment areas shift between years. Ofsted ratings lag behind reality; check the most recent inspection date, not just the grade.
For a live school count by Ofsted rating within a set radius of any Walton-on-Thames postcode, an Area Report queries the latest records at the time of generation.

Context. The town-centre postcodes (KT12 1, KT12 2) around the High Street will carry higher all-crime figures than quieter residential KT12 postcodes further from the centre. For a residential buying decision, the relevant check is the per-postcode rate for the specific address by residential category — not the town-centre headline.
A per-postcode breakdown, compared against Surrey and England averages, is in every Area Report.

Walton is a dense suburban town, and most KT12 streets should have at minimum FTTC connectivity. Full fibre rollout under BT Openreach and alternative network providers has been extending across Elmbridge, but availability varies at street level. Whether a specific property gets full-fibre or copper-last-mile FTTC is a postcode-unit check. An Ofcom postcode search shows this before you book a viewing.

Walton’s position in Surrey. KT12 sits within Elmbridge — one of the most expensive local authorities in England outside London. Walton is generally priced below Cobham and Esher within the borough but above east Surrey towns, and at a level that reflects the Thames-side position and direct Waterloo commute.
The Burwood Park area (gated estate) operates at the upper end of the KT12 range. The station-adjacent streets represent the more accessible end. HMLR outcode medians average across these. The sold price by specific street is the most useful comparator when assessing an asking price.
Flood Risk
| Dimension | Walton-on-Thames (KT12) | Notes |
|---|---|---|
| Properties in flood zone | Available in report | EA flood mapping |
| Thames flood exposure | Present in riverside areas | See notes below |
| Surface water flood risk | Available in report | Separate layer |
Thames flooding context. Walton sits on the south bank of the Thames. Properties near the river — in the Walton Thames Meadow area, near the marina and Cowey Sale, and on streets close to the riverbank — carry direct flood zone exposure. These areas may be classified as Flood Zone 2 or Zone 3. The Thames flooded in the Walton area during the 2013/14 winter events, as recorded by the Environment Agency.
Properties further from the river — towards the southern KT12 4 and KT12 5 postcodes — are likely to be in Flood Zone 1, but this must be confirmed at property level.
Before you make an offer
Walton’s Thames proximity makes the flood question more prominent than in most Surrey towns. Before making an offer:
- Which primary school serves the admissions area for this specific address?
- What is the crime rate for this postcode by residential category, relative to the Surrey average?
- Does this property get full fibre or FTTC?
- What is the council tax band and combined annual charge?
- What have comparable properties sold for on this or adjacent streets in the past 12 months?
- Is this property in an EA flood zone — and if close to the Thames, which zone?
