Walton’s position in Surrey. KT12 sits within Elmbridge — one of the most expensive local authorities in England outside London. Walton is generally priced below Cobham and Esher within the borough but above east Surrey towns, and at a level that reflects the Thames-side position and direct Waterloo commute.

The Burwood Park area (gated estate) operates at the upper end of the KT12 range. The station-adjacent streets represent the more accessible end. HMLR outcode medians average across these. The sold price by specific street is the most useful comparator when assessing an asking price.

Properties near the river — in the Walton Thames Meadow area, near the marina and Cowey Sale, and on streets close to the riverbank — carry direct flood zone exposure.
