Buying in Godalming: the data-sheet

Godalming sits in the Waverley district of Surrey, on the River Wey about four miles south of Guildford, covered by the GU7 postcode. The town has its own station roughly 0.8 km from the centre and Farncombe at about 1.7 km, both on the Portsmouth Direct line into Waterloo. Charterhouse occupies the hill on the north-west side, and the lower town runs along the Wey and the Lammas Lands.

Schools
Within 3 km of the centre there are nine state primary schools, one state secondary, a sixth-form college and three independent schools.
Eight of the nine primaries hold a Good rating. One infant school was rated Inadequate at its last inspection in October 2021 — five years ago, under a framework that no longer applies. Check Ofsted’s own record for the current position before you draw a conclusion from it: the register is the starting point for a question, not the answer to it.

Godalming is a one-state-secondary town at this radius, which makes the admissions question sharper than in Leatherhead or Weybridge: if Broadwater is oversubscribed in a given year, the alternatives are outside the 3 km ring. Independent provision is unusually dense for the size of town — Charterhouse at about 1.8 km, St Hilary’s at 0.6 km and Unsted Park at 2.0 km. Independent schools inspected by the ISI carry no Ofsted grade, so an absent rating is not a poor one.

Waverley recorded 5,036 offences across a population of 137,218 in the year to March 2026. At 36.7 per 1,000 residents it is the lowest of Surrey’s eleven districts, and a little under half the England rate. That is a genuine feature of the area rather than a rounding artefact — the next district up, Elmbridge, is at 51.3.

Each figure is the mean, across the 726 postcodes in GU7, of Ofcom’s per-postcode percentage of premises. These are download-speed tiers, not technologies: Ofcom does not publish full-fibre coverage at postcode level, and the tiers nest, so every premise counted at 300 Mbit/s is also counted at 100 and at 30.
Just over three-quarters of GU7 premises can reach 100 Mbit/s or faster. The 2.4% that cannot reach 30 Mbit/s are concentrated where the outcode runs out into open country rather than in the town itself — the same pattern described in Surrey’s rural broadband villages. Check the specific address rather than the outcode average.
Council Tax
Godalming is billed by Waverley Borough Council. These are the 2026/27 all-in charges, including the county, police and fire precepts.

Waverley’s Band D is the highest of the four districts covered in this series — above Tandridge (£2,594.85), Mole Valley (£2,519.86) and Elmbridge (£2,557.75). Over a five-year hold, the gap between Waverley Band D and Elmbridge Band D is about £236. The gap between Band D and Band F in Waverley is £1,157.72 a year, which is a different order of magnitude. Across the 12 months to 31 July 2026, 367 sales were registered in GU7 at a median of £492,500. The middle half fell between £355,000 and £666,000, and 31 sales went above £1m. Just over a quarter — 27.2% — were leasehold.

Read the mix, not just the median. GU7 is notable for how evenly the four main property types split across this window: no single type accounts for more than 29% of sales. That gives a buyer real comparables in every segment, which is not true in flat-dominated outcodes — and it means the town-wide median describes a genuinely mixed sample rather than one dominant type.
Energy performance of the local stock. The register holds 11,462 certificates for GU7. Band D is the most common and 44% are rated C or better.

A tenth of the land within 2 km of the centre sits in Flood Zone 2 or 3, and most of that is Zone 3 — the higher-probability band. That is the Wey and the Lammas Lands, which is exactly where you would expect it: the floodplain is largely open ground by design, and the housing sits above it. But the corridor runs close to the town centre, so the zone question is a real one for the lower streets rather than an abstraction.
Surface water is separate and lower here than in Leatherhead or Oxted: 0.42% of land within 2 km is in the Environment Agency’s high band, meaning a greater than 3.3% annual chance of flooding to at least 200 mm. - Which primary serves the admissions area for this address, and what is Broadwater’s intake position for the entry year you care about?
- Is this postcode’s crime rate above or below the Waverley average for residential categories?
- What speed tier does this address actually reach — 100 Mbit/s or faster, or is it among the 2.4% of premises that cannot reach 30 Mbit/s?
- What band is it, and what is the Waverley 2026/27 charge for that band?
- What have comparable properties of the same type sold for on this and adjacent streets in the past 12 months?
- Is it in Flood Zone 2 or 3, and what is its surface-water band?
