Buying in Esher: the data-sheet

Schools, crime, flood risk, broadband, council tax, and the property market for Esher — what the data says before you offer.

Home-Checker Team

Esher is a town in the Elmbridge district of Surrey, sitting between the Thames at Molesey to the north and the Horsley Hills to the south. It is served by South Western Railway from Esher station to London Waterloo, is close to Claremont Landscape Garden, and has a housing market that consistently produces some of the highest average prices in Surrey.

Esher and the broader Elmbridge area — which includes Weybridge, Cobham, Walton-on-Thames, and East and West Molesey — are among the most analysed property markets in the South East. Estate agent commentary on “prime Surrey” typically anchors on this corridor. The data tells a more nuanced story.

This post covers the six data dimensions that matter most for a buying decision. Figures for Esher are available via a per-postcode query. What follows is the framework for reading each dimension, alongside context from publicly available sources.

Property market

Esher’s KT10 outcode is one of the higher-priced in Surrey. In our price-paid dataset, KT10 sits in the upper Surrey tier — a median sold price around £888,000 and a mean above £1,000,000, reflecting a small number of very high-value detached sales pulling the average up. A significant proportion of transactions involve detached properties at the top end of the Surrey price range.

What the data establishes:

  • KT10 ranks among the highest-priced outcodes in Surrey by average transaction value — inside the top ten across roughly seventy Surrey outcodes with recent sales
  • The price distribution is wide: flats near the town centre and smaller terraced properties sit substantially below the outcode average; large detached properties in Esher’s leafier roads and the Claremont Estate area sit substantially above it — detached homes account for around 44% of KT10 sales
  • Elmbridge as a borough has seen sustained demand from London-mobile buyers over the past decade, with price stability rather than decline as the dominant trend in the post-2022 rate-rise environment

Council tax

Elmbridge Borough Council administers council tax for Esher. The annual charge for each band is published by the council each April. Given Esher’s higher property values, a significant proportion of the housing stock falls in Band F, G, and H — the upper end of the council tax scale. For the current year, the Elmbridge charge is roughly £3,529 at Band F, £4,072 at Band G, and £4,886 at Band H (the figures in our council-tax dataset). The listing’s stated band (mandatory under the 2024 material information rules) is the correct starting point; the annual charge for that band is confirmed on Elmbridge Borough Council’s website.

For buyers comparing Esher to other Surrey towns: Elmbridge Borough Council’s tax rates differ from those of Guildford Borough Council, Woking Borough Council, and Reigate and Banstead Borough Council. The county precept (Surrey County Council) is the same across all Surrey districts; the borough element varies.

Schools

Elmbridge is a local authority area with a strong primary and secondary school reputation, and Esher’s immediate catchment includes several schools that appear consistently in Surrey’s higher-performing lists.

What buyers considering Esher should check:

  • The five nearest state primary schools to the specific postcode via Ofsted’s school finder, with inspection date and era for each
  • Secondary school admissions criteria — Elmbridge secondaries are oversubscribed in several catchments; admissions policies are published annually by Surrey County Council
  • The distinction between schools rated under the pre-2024 framework (single-word grade) and those rated under the post-November 2025 report card — both systems are in use and ratings are not directly comparable across eras

The Area Report for any Esher postcode returns the five nearest schools with inspection dates and links to the full Ofsted reports.

Crime

Esher’s crime profile reflects its character as a predominantly residential, relatively low-footfall town with no major commercial or entertainment district. Surrey Police publishes monthly crime data for the area via Police.uk.

As context: Elmbridge as a borough records among the lower crime rates in Surrey on a population-weighted basis. In our council-area crime dataset (Apr 2024–Mar 2025) Elmbridge sits at around 51 offences per 1,000 residents — one of the lowest rates of any Surrey borough, behind only Waverley among Surrey’s districts.

For any buying decision: the relevant detail is the local picture for the specific postcode — particularly residential burglary and vehicle crime, which Police.uk publishes at street level. The Area Report for any Esher postcode returns Police.uk crime data for the area alongside the Elmbridge borough rate for context.

Flood risk

Esher has two flood risk factors that buyers should consider:

1. The River Mole. The Mole flows roughly north-south to the west of Esher town centre, passing through Molesey before joining the Thames. Properties near the Mole and in the Molesey flood plain carry direct flood zone exposure. The EA flood zone boundary in this area varies at street level — two streets separated by a short distance can fall in different flood risk classifications.

2. The Thames floodplain at Molesey. East and West Molesey, which are postcodes adjacent to KT10, sit directly on the Thames flood plain. KT8 (Molesey) properties have materially different flood risk profiles from KT10 (Esher) properties. Buyers should not conflate the two.

What to check for any Esher property:

  • Surface water flood risk — separate from river flooding, and relevant on the flatter parts of the Esher area
  • The Environment Agency’s river and sea flood zone (1, 2, or 3) for the specific address, via the EA’s own long-term flood-risk service at gov.uk
  • Whether the property has a recorded flood event history

The Area Report returns surface water flood risk for any English postcode; for the EA’s river and sea flood zone, check the address directly on the EA service before you offer.

Broadband

KT10 broadband availability has seen incremental full-fibre rollout in recent years, but Esher’s mixed stock of period properties and their associated ducting challenges can create variation between adjacent streets. In our Ofcom dataset, superfast broadband reaches almost every KT10 postcode (around 98%), while full-fibre and gigabit availability is more patchy — roughly three-quarters of postcodes — so individual address-level checks remain the correct approach before exchange.

Use Ofcom’s checker (checker.ofcom.org.uk) for the specific postcode. The Area Report includes Ofcom broadband data at postcode level.
