Surrey sits on the southern edge of London's commuter belt, with direct rail links into Waterloo, Victoria, London Bridge and Blackfriars. Median prices across the county vary sharply — from outcodes above £900k to others comfortably below £400k. This page lists the Surrey outcodes where median sold prices have stayed below £600k over the past twelve months, with their broadband coverage as a secondary signal of modern infrastructure.

Journey times are an important variable for commuters but reliable per-outcode live travel data is not yet wired into this ranking — see the methodology section below for what is and is not computed. Price and broadband data are both from public open-data sources updated periodically.

How we ranked this

The ranking applies two filters in order:

  1. Median sold price ≤ £600,000 (primary filter) — computed from all residential sales registered with HMLR in the past twelve months whose postcode falls within the outcode. Outcodes where the median exceeds £600k are excluded entirely. Outcodes with fewer than 3 sales in the window are also excluded to limit distortion from single transactions.   2. Gigabit-capable broadband (secondary column) — the proportion of premises in the outcode where a gigabit-capable connection is operator-reported as available to Ofcom. This is shown as context for working-from-home capability, not used as a filter criterion. Data source: Ofcom Connected Nations, Open Government Licence v3.0.

Not yet wired — journey time to London: rail journey time (minutes to London Waterloo or Victoria) is an important input for commuter buyers but is not currently available as a live per-outcode data feed in this system. When journey-time data is wired, this ranking will be updated to add a third filter column. Until then, buyers should verify journey times independently using National Rail journey planner or local station information.

Median price is sensitive to the property-type mix of the outcode. An outcode with a high proportion of flats will show a lower median than a neighbouring outcode of comparable land value where detached houses dominate.
