Surrey towns with strong green credentials

For buyers who weight energy efficiency highly, the proportion of properties in an area already rated EPC Band C or above is a useful starting signal — it reflects both the age of the stock and the extent of retrofit investment in the area. This ranking lists Surrey outcodes by that share, with gigabit broadband coverage as a secondary column (high connectivity supports working from home and reduces commuting).

EPC certificates are issued at point of sale or rental — not all properties have a current certificate on the register. The sample size per outcode affects the reliability of the percentage; outcodes with fewer than 10 lodged certificates are excluded.

Green Belt, AONB and SSSI designation, solar panel penetration and active travel infrastructure are relevant to green-credentials buyers but are not yet available as per-outcode live data in this system — see the methodology section.

How we ranked this

The ranking uses two criteria applied in order:

  1. EPC Band C or above share (primary sort) — the proportion of EPC-registered properties in the outcode whose most recent certificate shows Band A, B or C. Computed as a percentage across all lodged certificates for the outcode prefix. Higher share ranks first. Outcodes with fewer than 10 lodged certificates are excluded. Data source: EPC Register (Ministry of Housing, Communities and Local Government), Open Government Licence v3.0.
  2. Gigabit broadband coverage (tiebreaker) — proportion of premises in the outcode where a gigabit-capable connection is available. Supports working from home and reduces commuting demand. Data source: Ofcom Connected Nations, Open Government Licence v3.0.

Not yet wired — additional green signals: Green Belt and AONB designation, solar panel penetration from MCS data, proportion of EVs in the area, and active travel infrastructure are all relevant to green-credentials buyers but are not available as per-outcode aggregated live data in this system. This ranking therefore uses EPC as the primary proxy.

EPC Band C or above is a useful but imperfect proxy. Newer-built properties and recently retrofitted homes are more likely to be rated C+. An outcode dominated by older housing stock that has been retrofitted may score higher than a newer development whose certificates have not yet been lodged.
