Surrey towns for first-time buyers under £400k

Surrey is not uniformly expensive. While several of its districts have median prices above £600k, others — particularly those further from the M25 or with a higher proportion of flats and terraced homes — have outcodes where median sold prices remain below £400k. This page lists those outcodes, ranked by lowest price, based on HMLR registrations over the past twelve months.

Median price at outcode level reflects all residential property types. An outcode dominated by flats will show a lower median than a nearby outcode dominated by detached houses — this is an important caveat for interpreting the figures. How we ranked this

The ranking applies two filters:

  1. Median sold price ≤ £400,000 (primary filter) — computed from all residential sales registered with HMLR in the past twelve months whose postcode begins with the outcode prefix. Outcodes where the median exceeds £400k are excluded. Outcodes with fewer than 3 registered sales are also excluded. Data source: HM Land Registry Price Paid Data, Open Government Licence v3.0.
  2. Gigabit broadband coverage (secondary column) — proportion of premises in the outcode where a gigabit-capable connection is available. Relevant for first-time buyers who may be working from home. Shown as context, not used as a filter criterion. Data source: Ofcom Connected Nations, Open Government Licence v3.0.

The £400k figure is a median across all residential sales. First-time buyers often focus on flats and terraced homes — the actual price band for those property types within an outcode may differ from the all-types median.
