Lowest-priced outcodes in Surrey
Surrey is one of the more expensive counties in England, but median sold prices vary significantly between its outcodes — from commuter towns with high detached-house turnover to areas with a larger proportion of flats and smaller properties. This table shows the ten Surrey outcodes with the lowest median sold price over the past twelve months, based on HMLR Price Paid Data registrations.
Median prices are for all residential property types combined. The mix of property types in an outcode strongly influences the median — an outcode dominated by flats will show a lower median than one dominated by detached houses, regardless of underlying land values. Outcodes with fewer than 3 registered sales in the 12-month window are excluded (insufficient sample). Sales include all residential property types.
How we ranked this
The ranking uses median sold price as the sole criterion:
- Median sold price over the past 12 months — computed from all residential sales registered with HMLR whose postcode begins with the outcode prefix, and whose date of transfer falls within the most recent twelve calendar months. Lowest median is ranked first.
- Minimum 3 sales in the window — outcodes with fewer than 3 registered sales are excluded to reduce the influence of single high- or low-value transactions on the median.
The median is the middle value of all sale prices when sorted ascending — it is less affected by outlier high- or low-value sales than the average. Median price is sensitive to the property-type mix of the outcode: a high proportion of flats pulls the median down relative to an outcode of comparable market strength where detached houses dominate.
