Surrey outcodes with the biggest year-on-year price rises
Median sold prices move at different rates across Surrey's outcodes. This table identifies the outcodes where the median price in the most recent twelve months is furthest above the median for the prior twelve months — giving a rolling year-on-year comparison based on HMLR Price Paid registrations.
A significant price movement in a small outcode can reflect a change in the property-type mix of sales as much as underlying price growth. Both windows require at least 3 sales to produce a figure; outcodes with thinner markets are excluded. An Area Report on a specific postcode shows the recent sales breakdown in full.

Outcodes with fewer than 3 sales in either 12-month window are excluded. YoY change is the fractional difference between the two median prices.
How we ranked this
The ranking uses a rolling 24-month comparison:
- Two 12-month windows — the most recent 12 months ("recent window") and the 12 months before that ("prior window"), giving a rolling 24-month view. The median sold price is computed for each window separately.
- Year-on-year uplift — computed as (recent median − prior median) / prior median. Only outcodes where this figure is positive are included in the rises table.
- Minimum 3 sales per window — both windows must have at least 3 registered sales to produce a reliable estimate.
Source: HM Land Registry Price Paid Data (PPD), Open Government Licence v3.0. The date of transfer is used to assign sales to windows. Newly-built sales and recently registered transactions may not yet appear.
